Virginia Building Solutions is a Virginia based single-family residential construction company that combines the best of all worlds, high quality construction, custom finishes and service before, during and after the sale.

Utilizing offsite modular building system methods allows us to build your dream home to exacting specifications with all of your custom preferences. Literally hundreds of custom home plans are offered from 1000 to 4000 plus square feet. All homes from VBS come with generous standard features as well you can choose as well as numerous of optional upgrades to choose from.

20-Years Plus and Still Going Strong.

With 10-years of foundational experience in offsite construction management, John Garrett formed Virginia Building Solutions in 2004.

Garrett first experienced success building homes for sale in the esteemed Fords Colony development in Williamsburg, Virginia. He was the first builder to utilize modular building systems in this exclusive community. At that time, Fords Colony was designated as the number one planned community’s in the country. This resulted in well-deserved praise and recognition and a front page story in the Richmond Times.

Leveraging this success, Virginia Building Solutions began expanding its operation by serving the Middle Peninsula and Northern Neck of the state, later opening a model home and design center in Tappahannock, Virginia.

In the years since, VBS serves nearly all eastern Virginia as well as portions of central Virginia and most recently southwestern Virginia with it newly opened model home design center in Rocky Mount. The Rocky Mount center serves Franklin, Bedford, Floyd, Henry, Patrick, Pittsylvania, Montgomery, Roanoke counties and Roanoke city.

John Garrett

Owner/Builder/General Contractor

The son of high school teachers and missionaries, John was raised just outside of Rocky Mount in Franklin County, Virginia. In his earlier years he was more about sports and the outdoors than career plans. A portion of his younger life was spent with his parents in West Africa, who built churches and schools for the local population.

After returning back home and finishing high school, he attended Roanoke College and studied pre-law. Post graduation he had to put his law ambitions on hold so to pay off his student loans. With some summers spent working construction, he went to work for a national offsite home builder, later advancing into management positions. Eventually he began to realize that he had a talent for construction and that was his calling. What he most enjoyed about his work was helping people achieve their dreams of owning their own home.

In 2004 he established Virginia Building Solutions and after much hard work and support from his wife Paige, who also handles the books for the company. Since, Virginia Building Solutions has grown into a statewide offsite construction company. Spearheading economic development in all his locations VBS supports the livelihood of dozens of employee’s and subcontractors families.

When John is not building homes, John relishes his family time and loves spending time with his wife and daughter Rachel at their rural farm near Tappahannock. Taking full advantage of living near the coast, he enjoys fishing and boating on the Rappahannock River and the Chesapeake Bay as well as vacationing with his family.

 

TAPPAHANNOCK

Fran Graves

Sales & Design Specialist

Fran is a resident of Tappahannock and is married with five children and 11 grandchildren.

She is active in the community and has performed many civic rolls including serving as a PTA President.

Fran is a graduate of Long Island University where she earned a Bachelor of Arts.  She has held numerous positions in the home building industry ranging from product sales to project superintendant for a custom home building contractor.  Fran has been awarded with numerous awards for her achievements in home, kitchen, cabinetry and product sales.

Fran also brings twenty years of experience as a Kitchen designer to the VBS team.  She has represented multiple brand name cabinet companies and offers professional custom design services to VBS customers.

Fran has been an integral member of the VBS team as a Home sales and design consultant since 2009.  She was named as Sales Professional of the year by Ritz Craft Homes in 2010 and 2012.

Madison Schneider

Sales & Design

When Madison Schneider joined the team at Virginia Building Solutions in 2021, she didn’t realize that her varied work experience, including health care, banking and real estate, and her people skills would culminate in her current role as a sales consultant. She is one of the first friendly face customers encounter once they enter the Tappahannock sales center. Meeting people from all walks of life is one of Madison’s favorite things about her job in addition to helping their home building dreams become reality.

“Having experience in different fields of work has taught me to see different perspectives,” Madison said. “I love getting to know people and their different styles. When clients have difficulty visualizing what they want to build, I am able to guide them along to bring their thoughts to the drawing board.”

Madison loves the team atmosphere and culture at Virginia Building Solutions and regards her co-workers as “one big family.”

Her future goals are to build her forever home with Virginia Building Solutions and to maybe flip homes as a business in the future. She is a lifelong resident of Tappahannock, where she resides with her son. While spending time with her son, Madison also enjoys fishing, the beach and do it yourself projects.

Amanda Carroll

Clerical & Sales Support

In December 2022, Amanda Carroll joined the Virginia Building Solutions team in the role of Office Assistant at its Tappahannock office. Her duties include performing general office administrative tasks, entering data and servicing receivable and payable accounts.  

A former Navy veteran, Amanda brings a wealth of experience to Virginia Building Solutions.  

Home construction runs in Amanda’s family (her father is in the industry), in addition to her love of house flipping shows on television.  She is a graduate of Randolph-Macon College and lives in the area with her two sons.  

Amanda says she enjoys “working with a team to make people’s dreams come true,” and likes the feeling of being part of the VBS family. When not working, Amanda enjoys watching her sons play sports, going for long car rides and seeing the countryside, as well as traveling to Arizona. 

 

ROCKY MOUNT

Frank Hodges

General Manager, Rocky Mount

In early 2024, Frank Hodges joined the team of Virginia Building Solutions in Rocky Mount as general manager. With 41 years of experience, Hodges brings a wealth of knowledge about all facets of modular home construction, manufacturing and sales. In previous roles in the industry, Hodges has served as head of engineering and VP of sales, among other managerial responsibilities.

As General Manager, a lot of what Hodges does at Virginia Building Solutions is behind the scenes. He makes sure all order details and logistics are correct, projects are running on time and commitments are met.

What Hodges said he especially enjoys is connecting with customers and seeing their dreams come true and their expectations are fulfilled. Since joining VBS, Hodges said he is impressed with the team culture. “It’s a  family atmosphere,” he said.“Everyone here is willing to help and support one another.” Hodges added that he’s looking forward to contributing to Virginia Building Solutions’ mission of continuously improving processes and efficiencies to enhance customers’ experience.

A lifelong resident of Franklin County, Hodges and his wife, Terri, have two grown sons and three grandchildren. In his spare time, Hodges enjoys chainsaw carving, family camping in their RV and radio-controlled trucks. 

Melissa Wibaldi

Clerical & Sales Support

Melissa began full time employment at Virginia Building Solutions in April of 2021. A quick learner, she has embraced the ins and outs of Virginia Building Solution’s busy construction business. Her responsibilities are clerical duties, scheduling, invoicing, building permits, contracts and continues to learn more each day.

Melissa enjoys that the team commitment towards customer care that she has experienced at VBS. She says, “It’s really great to work in a place where everyone here is completely dedicated towards finding the right solution to meet our customers’ needs and are committed towards their ultimate satisfaction.”

Melissa calls Franklin County Virginia home with her family of three. She enjoys rural living and loves being in the outdoors.

Jennifer Steele

Sales & Design

Jennifer, born and raised in Franklin County, Virginia, knows this area and its people well. Having worked previously in the housing industry, she applies her experience and people skills to her current position. Jennifer enjoys the details of product selection and how certain materials, color and finish combinations can make a home come together. 

Jennifer especially enjoys getting to know her customers personally and hearing how they came to Virginia Building Solutions. “Home is a sacred place that is personal and dear,” Jennifer said. “I see it as a privilege to help people in realizing their dream home.” 

Jennifer added that she likes the welcoming environment of Virginia Building Solutions and appreciates how motivated and excited everyone is in assisting customers in their home building journey.  

When not at work, Jennifer enjoys attending her church, relishes cooking for her large extended family and taking vacation trips to Topsail Island beach.

Virginia Building Solutions established- Selected to be the first modular home builder granted to build in prestigious Fords Colony, Williamsburg, Virginia.

2006

With the opening of first VBS sales office in Tappahannock operations and their marketing area expanded into the Middle Peninsula and Northern Neck of Virginia.

Homes constructed by Virginia Building Solutions are chiefly built inside a climate controlled production facility using state of the art tools and building techniques.  Materials that make up a Virginia Building Solutions’ homes are the same brand name building products are to the building code requirements as all homes built onsite.

All homes before leaving the production facility are subject to state code approvals. In addition after arriving at the site local building officials inspect all added construction work done on site. Homes are delivered to the home site on specially designed carriers.

The modules or units that make up the home are then erected by crane and installed onto the foundation by an experienced set crew overseen by Virginia Building Solutions personnel. The home is then completed by either experienced Virginia Building Solutions personnel and vetted contractors. Once completed, modular homes are indistinguishable from “on-site built” homes.

Yes, computer aided drafting (CAD), allows for the precise customization of your floor plan design. 

You can begin two different ways. You can give VBS your plans which can be modified or you can start by reviewing our numerous floor plans which also can be architecturally altered to fit your individual lifestyle and needs.

Home pricing is dependent on several factors. One of which is what you choose to put in the home as in options. Another may be any architectural and or structural changes you might want to make to the home as in adding square footage, gables, porches and dormers or you may want to alter the roof pitch. A third factor is the condition of your building site that must be inspected before final cost can be determined. Modular homes are treated the same all homes built onsite and are afforded the same mortgage options. Our homes appraise at the same rate and are treated the same insurance wise. We are happy to provide a list of mortgage lenders in your area upon request.

Yes, we have a display homes and design center at both our Tappahannock and Rocky Mount, Virginia locations. Simply the Location section of our website for directions.  

Homes constructed via modular building systems are not manufactured or mobile homes. Manufactured homes are built to the HUD Code, a national code for manufactured housing. The HUD Code, unlike conventional state building codes used by modular home manufacturers and site builders, requires manufactured homes to be built on non-removable steel chassis and unlike conventional real estate are licensed and insured as personal property simular your car. Many neighborhoods and zoning regulations prohibit manufactured homes.

A system built home from Virginia Building Solutions is built to the same codes and use the same materials as a site built home and will be installed upon a site built foundation as in most site built home. 

One of the advantages of building a modular home is speed of construction. After ordering and according to the production backlog, the wait for your home typically runs between 5 to 10 weeks before delivery to your home site.

That does not mean that we stand idle. While your home is being constructed work on your home site is completed. Site clearing, the completion of your excavation, footers and the foundation is completed prior to the delivery of your home.

After delivery Virginia Building Solutions will take about 60 to 90 days to finish your home. Garages, porches or decks may take additional time to complete. The result is that you will be able to move into your new home much quicker than a typical site-built home.

Yes, since 2007, every home purchase from Virginia Building Solutions comes with a full one year limited warranty and a 10-year structural warranty. In addition, many of the brand name components, such as appliances, shingles and siding used in your home, are covered by separate manufacturer warranties.

Yes, homes purchased from Virginia Building Solutions are built only by manufacturing partners who are ENERGY STAR® qualified and committed to using energy efficient building methods and materials. All VBS homes are built standard with 2” x 6” exterior walls and R-19 insulation, R-30 blown-in ceiling insulation, warm edge thermos-pane low-e glass windows, and insulated exterior doors.

Virginia Building Solutions also offers an optional florescent lighting package that meets the requirements of ENERGY STAR®.

Yes, modular homes by their very nature green.  Assembly in an enclosed indoor environment contributes to reduced waste of material at the factory and at the job site. This lessens the environmental impact on the land and the community where the house is being delivered, and allows for a tighter built structure to maximize energy efficiency.
